Tenant Referencing & Due Diligence

Securing the right tenant is one of the most important parts of a successful tenancy.

We work with HomeLet / Vouch, one of the UK's most established tenant referencing providers, having referenced over 14 million tenants over the last 30 years.

Where applicable, referencing includes:

  • Bank validation
  • Credit history checks
  • Undisclosed address checks
  • CIFAS fraud prevention checks
  • HomeLet default database
  • Application consistency checks
  • Full affordability and employment references
  • Current landlord or agent references

References are typically completed within 48 hours, helping to minimise void periods.

Tenancy Deposit Protection & Compliance

All tenancy deposits for assured shorthold tenancies must be protected under a government-approved scheme.

Kentwood Estate Agents are registered with the Tenancy Deposit Scheme (TDS), the UK's longest-serving deposit protection provider. We use the TDS custodial service, meaning deposits are securely held by the scheme for the duration of the tenancy.

At the end of the tenancy:

  • Deposits are returned promptly where no disputes exist
  • Any disputes are independently adjudicated by TDS

We ensure full compliance with current legislation and will continue to adapt our processes in line with upcoming changes under the Renters' Rights Reform.
